Veterinary Clinic Process
Initial Step
Planning Step
This is were we sit down and discuss all you wants and needs. What you envision your clinic looking like. How many exam rooms? Do you require a separate door into the exam rooms for you and your associates? How much space do you need for your Lab and Treatment area? Do you want hand sinks in your exam rooms? Do you require windows into your Surgery or perhaps a window from the Office looking over the Treatment area? All spaces are unique in a sense and they need to be designed to incorporate a good workflow. From Reception and Exam rooms right into Pharmacy, Lab and Treatment. Nothing is overlooked. We will work with you until you are completely satisfied with the layout. Once the Layout is agreed upon, we send off to our engineers to work on the Electrical, HVAC and Plumbing portion of the design. Our Engineering firm has extensive experience in this field and work coast to coast in Canada
HVAC in our opinion is one of the most overlooked areas in a lot of clinics. Poor Exhaust and Ventilation leads to odour problems and can lead to unhealthy working conditions. You need the proper exhaust in the right places but you also need to be supplying the building with adequate fresh air. Our Engineers will identify the requirements and design the HVAC to meet these demands and upon completion, an air balance audit is performed to ensure each room is getting the designed amount of airflow. In some cases the best solution is to install an ERV system which removes stale air while recovering the heat so as to eliminate wasted energy, other times just a simple rooftop exhaust fan is all that's required as adequate fresh air can be brought in to the building by other means.
Permit Application Step
Now that the drawings are complete and the scope of work is mapped out we can start the Building Permit application process. As all municipalities run on different time lines for this process, we are at the mercy of their work load however during this time we confirm all the finish choices and accurately price the entire project. We tend to keep the option open for our Clients to provide certain owner supplied items such as Cages, Veterinary Equipment, X-ray Machines, Data & Tel Systems. This keeps the costing to a minimum as it eliminates an additional mark up.
We will review Cabinet and Millwork requirements and put some drawings together so that our Millwork shops can accurately quote on the project. All finishes are chosen by our clients. From flooring to paint colour to cabinet finishes.
Building Step
Once the Building permit is issued and we have drawings issued for Construction, we can start the project.
This starts with site layout, where we accurately layout all the walls on the floor showing door and Cabinet locations. This is an opportunity for the client to get a good perspective of size and layout and is the ideal time to make any changes. Some times a room size can look adequate on a drawing only to discover that perhaps moving a wall a few inches one way or the other can make a big difference. I always stress that this is the time to make these small changes but to keep in mind the balancing act of one room being bigger usually means one getting smaller. Once everyone is satisfied, its time to start building your clinic.
We encourage weekly site meetings where our clients can see first hand the progress and iron out any issues that have been presented.
This is the exciting part. Showing our clients why they hired us. We will work diligently to get your clinic built as fast as possible and to ensure every step of the way is completed professionally. We are only satisfied when you are. Upon completion, we get all the required documents sent over to the Building departments and all the required inspections are performed in order to get municipal sign off and occupancy. Upon receipt of occupancy, the CVO can do their inspections and you are open for business.
